Bellevue Hill has been quite the enigma with some incredible prices being paid – some transactions exceeding $60-70 Million this year alone which ordinarily would have bought you a pretty fabulous waterfront !
If you are not familiar with the suburb here is a quick overview :
Bellevue Hill is a harbourside suburb in the eastern suburbs of Sydney, in the state of New South Wales, Australia, located five kilometres east of the Sydney central business district, in the Municipality of Woollahra.
What is Bellevue Hill named after?
Governor Lachlan Macquarie thought this name was both vulgar and inappropriate, since it referred to the Battle of Vinegar Hill , an uprising against the British in Ireland in 1798. He officially named the area ‘Belle Vue’ (beautiful view), referring to the view available from the peak, later Bellevue Park.
With some of the most enviable panoramic vistas in the eastern suburbs, Bellevue Hill is primarily a suburb for families with many large homes, stately gardens and two of Australias most exclusive private boys schools.
One stand out sale for me which occurred at the end of August was 6a Ginahgulla Road – I went through the first open and was not surprised to see how much interest there was . It presented like an old Peter Sellers movie with its classic 60’s interior and sweeping staircase! . This particular location was pretty special in my view with its North East facing aspect over the harbour and dual access via Fairfax Road cul de sac with a walk path down to Victoria Road. The house itself needs a good $3 million spent on it if the footprint is to be retained although I suspect it will most likely be demolished.
The buyers guide was $12 million however it sold for a whopping $15.580 million!
6a Ginahgulla Road Bellevue Hill
Sold $15.580 August 2023- 3 bedrooms / 3 bathrooms / parking 2 cars
79 Victoria Road Bellevue Hill
Sold $25 million June 2023 – 4 bedrooms / 4 bathrooms / 2 parking
Last traded 40 years ago for $785,000.00!
85D Victoria Road Bellevue Hill – Sold $33 million May 2023
Properties on the low side of this sought after street tend to be on sizeable land , many having tennis courts. This particular home sits on 2087 sqm which is massive ! The house itself not that remarkable and again I suspect this will be a knock down at some point.
10 Fairweather Street Bellevue Hill – Sold June 2023 $15.2 Million
5 bedrooms/ 6 bathrooms/5 parking
Again not a remarkable build house nor do I think street address for this suburb but I am highlighting this as it represents quite the result for a property that went $3.2 million over its reserve on the day of auction. Apparently 8 buyers fought for this pushing the price to this hefty number!
Until next week have a lovely weekend
Annie xoxo
