Vaucluse is such a pretty suburb – one of the draw cards is its totally charming harbour beaches which people flock to in the summer.

Some would say its not as convenient to live in Vaucluse given the commute into the CBD and airport but in the scheme of things compared to most cities, this is quite the dreamy place to be. It gives a sense of holiday and calm and is less busy than other suburbs other than on warm weekends when the beaches are busier.

Council census published in 2021 there were 1352 dwellings and population of 2938. Property prices in Vaucluse topped the list in March 2023 after its median house price almost doubled, growing 93.9 per cent to $8,725,000 in the five years to March 2023 on Domain data.

Vaucluse property market ( realestate.com.au stats ) –Last month Vaucluse had 57 properties available for rent and 69 properties for sale. Median property prices over the last year range from $9,000,000 for houses to $1,370,000 for units. If you are looking for an investment property, consider houses in Vaucluse rent out for $3,100 PW with an annual rental yield of 1.9% and units rent for $850 PW with a rental yield of 3.4%. Based on five years of sales, Vaucluse has seen a compound growth rate of 2.9% for houses and -0.5% for units.

Bought in 1983 for $425,000 ! apparently there had been an offer or $12 million prior to auction ( mid August ) and numerous offers during the auction campaign around $13 million . An offer hours prior to auction came in at $14.5 million however the agent proceeded with the auction getting an additional $400k for his vendor!
