Much of my real estate career in the last 30 years was property management focused , 70 percent of those properties under portfolio were terrace homes located in either Paddington or Woollahra.
I have seen in this time the movement and increase in property prices which have been phenomenal.
My first purchase was in Woollahra for just a tad over $300,000! A bargain and totally unheard of these days! you cant even buy a studio for that price anymore – one of my shared listings today is in that very street I bought in quoting $2.2 Million upwards.
It is a popular market but not all people want to embrace terrace living. With incredible architectural interventions, the idea of a dark and dull overcrowded living space is well and truly gone and the shift in demographic has changed.
We are seeing some truly inventive properties in beautiful established suburbs offering fabulous infrastructure and community spirit.
I am seeing many buyers are retiree types who want to walk to Queen Street, Woollahra Village or 5 Ways shopping precinct in Paddington. There is also so much green space options for younger families and of course two of the best public primary schools.
I am posting some options under $5 million this week and some recent sale results.
Underwood Street Paddington
Buyers guide $3 million
4 bedrooms, 2 bathrooms
Charming renovated terrace- the location here is great as you can walk to Oxford Street and 5 ways. Handy to Paddington and Glenmore Public schools.
Lawson Street Paddington – Buyers guide $3 million
3 bedrooms, 3 bathrooms parking 1 car.
Inventive residence, well located again close to the local schools and the prep school for Sydney Grammar boys school.
Selwyn Street Paddington – Buyers guide $2.7 million
This property location is on the South side of Paddington which was thought to be slightly cheaper than being on the “other side” of Oxford Street but we have seen a shift in prices in this location.
Windsor Street Paddington – Buyers guide $2.2 Million
3 bedrooms, 2 bathrooms
Probably one of my choice street locations in Paddington other than Paddington Street. The even side of the road have North facing courtyards thus more desirable.
Woods Avenue Woollahra Buyers guide $2.2 million up
3 bedrooms, 2 bathrooms
Situated in quiet cul de sac of “gingerbread” type cottages and dutch style terraces, moments walk to both Woollahra village and a handy footbridge to Bondi Junction.
